All indicators are flashing red – BLINK BLINK BLINK – that local and state STR regulatory discussions are escalating even more this year. Bans, caps, tax hikes, operating requirements – everything is on the table. Goodness gracious, aren’t things hard enough already?
But, what if it were easy? That’s the motto we’ve adopted for 2025. Our team weighed in with predictions for the year, and this lens clears the fog of fear and frustration to show a road ahead that may not need to be as rocky as we think.
Dave predicts: State-level legislation will reach a tipping point where we will see twice as many states actively discussing STRs and an avalanche of new proposals in 2026.

Dana predicts: Collaboration among STR advocates across cities, states, and countries will grow, creating unified coalitions that influence legislation. These alliances will make advocacy efforts more cohesive and impactful, setting a new standard for grassroots organization.

And that’s the crux of it all: STRs are an important thread in the fabric of our communities. And because of that, I predict 2025 will be the year that robust advocacy efforts point us toward a new future where responsible STRs are celebrated everywhere.
